Planning Board

The Planning Board endorses surveyed plan layouts of new or existing lots as required by the Registry of deeds and reviews building lot layouts as part of the process to obtain a Building Permit. Meetings are typically at 7:00 pm on Thursdays by request. Please call the Chair to request a meeting.

The Planning Board maintains the Zoning Bylaws.

Planning Board signatures are required to modify parcel boundaries or subdivide parcels. The process is: 

  1. Hire a licensed engineer to prepare drawings of the parcel to be modified.
  2. Call the PB chair and ask to be put on the agenda for the next meeting. You will be notified when a meeting has been scheduled, (it will also be listed on the official calendar)
  3. Have someone bring 5 paper and one mylar copy of the drawings, and 2 copies of filled-in “Form A” to the meeting. 
  4. If the board endorses the drawings, take the mylar to the Worcester Registry of Deeds to be recorded. 

For projects that require a Building Permit without modifying parcel boundaries, the process is:

  1. Prepare a sketch that locates any structure with a changing footprint on the lot. You may use a screen shot of the Assessors Map as a background.
  2. Make a pdf file of the sketch and email it to the Planning Board. Or put a paper copy of the sketch in the Planning Board’s mail slot at 3 South Main St, and email the board that it is there.
